How do I pay rent?Our recommended method for payment is through your online resident account, where you can make one-time or recurring payments. You will have the option to set up payment through either a checking account or credit card. Please note however that the third-party company handling these transactions charges a 2.95% processing fee in addition to your rent amount if you use a credit card. We can also accept checks mailed to our office at: 300 Center Drive, Suite G #240, Superior, CO 80027.
When is rent due?Rent is due on the 1st of the month and late fees apply if not received by the 5th.
Are utilities included?Water, trash, lawn care, sidewalk snow removal, and yard pickup will all be covered by a $50 fee included in your lease unless otherwise noted. You will be responsible separately for electric, gas, and cable.
How much is the security deposit?We request a security deposit of $1500 per bedroom due at the time of signing.
Can I see a sample lease?Our lease is adapted from the Boulder Model Lease which is endorsed by the City of Boulder as being fair to both landlords and tenants. Once you have decided you'd like to lease from us, we will fill in the lease with all the details specific to your property so you have time to review everything and ask any questions before signing.
How do I make a maintenance request?General maintenance requests should be submitted in writing by emailing us or through our Contact page. For emergency maintenance, please call/text us at 720-446-6166.

How do I apply?For your convenience, our application process is entirely online. Simply click Apply to tell us more about your housing and employment history. We do realize and take into account that most of the applicants in the student-rental market may have limited rental and job histories. Therefore, any information you can provide to help show that you will be a responsible tenant will be to your advantage.

As property managers, our strengths come from Liz's background running a tutoring center for undergraduates at UCLA and Kurt's hands-on problem solving skills as a Mechanical Engineer and operations manager.
